The 10th Street Apartments provide 8 one-bedroom, 475 SF apartments that fall under the Boulder classification of efficiency living units (ELU) and qualify for a density bonus of 2:1. Although the property had only a single-family residence, it happens to be located in one of the city’s high-density residential zones. On a use-by-right basis, this property allowed 8 ELUs.

These compact apartments open onto spacious decks providing elevated, outdoor living space for tenants giving the building an inviting presence on the street. Covered parking for tenants is tucked under the building. The project will provide much-needed affordable rental housing in north Boulder with a building that is 5+ EnergyStar rated.
