FRATERNITY HOUSE CONVERSIONS

In order to meet the growing need for student housing in Boulder, we are collaborating with a local developer to convert former fraternity houses into much-needed multi-unit apartment buildings. The existing structures were built as single-family homes in the early 1900’s but have been used by fraternities for many years, evolving into “legal nonconforming use.” The process for transforming these properties began with a City of Boulder Use-Review application to allow the conversion of fraternity rooming units into multi-family dwelling units. We also assisted in neighborhood outreach to reassure neighbors that the use and intensity of the proposed renovations would be compatible and preferable compared to the former fraternity use.

With city and neighborhood approvals in hand, our team worked with structural, mechanical and electrical consultants to design a new multi-unit layout and renovation.

The results of these adaptive re-use projects are modern apartment buildings that provide comfortable student living, meet or exceed building and fire codes, incorporate energy-efficient building systems, and enhance the original historic character of the early 1900’s buildings.
